<p>One thing that I explain to my clients who are selling their New Jersey Home is that the State of New Jersey imposes a Real Estate transfer tax.  This is a tax imposed on Sellers by the State of New Jersey pursuant to N.J.S.A. 46:15-5 et seq.  This tax was first enacted in 1968.  A reduced Realty Transfer Fee is available to senior citizens, blind persons, and disabled persons on the sale of one-or two-family residences which they own and occupy, and on the sale of low and moderate income housing.</p>
<p>The calculation is a little complicated, so I have compiled the table below.  This law has been amended several times and I am not a lawyer.  Therefore please note that the actual amount due will be calculated by the title clerk.</p>

New York City and Philadelphia are both situated just across the state borders and a lot of the people who come to work in these metropolitan areas choose to live within nearby New Jersey cities.</p>
<p>New Jersey is also a great place to raise a family because its school systems are consistently among the top in the nation. With good training before college, your kids will be more prepared for future challenges and they will have a competitive edge while furthering their careers.</p>
<p>Another good reason to settle in New Jersey is its scenic landscape. As crowded as it is, New Jersey has been nicknamed the &#8220;garden state.&#8221; Keeping to this reputation, development has been held at bay enough to ensure that about half the state remains a naturalist&#8217;s paradise. Consequently, sweeping pine forests, lush green mountains, and beautiful lakes contribute to New Jersey&#8217;s beautiful terrain and miles of coastline add a charm all their own.</p>
<p>There is also a lot to see and do in and around New Jersey. That family can spend the day touring the history in New York City or Philadelphia or drive to the beach and walk along the boardwalk. The Appalachian Trail runs up the east side of the state, providing some of the best hiking opportunities in the North East, and naturally there are a lot of state parks and gardens to explore.</p>
<p>New Jersey has a reputation for being one of the most expensive places to buy real estate in the nation, but you do not have to be a millionaire to find a good home in New Jersey. There certainly are multi-million dollar properties for sale in the area, but there are also reasonably priced real estate listings. For example, you can find a few town homes, apartments, and small houses listed for less than $100,000 and several more for less than $200,000. The rural areas &#8211; which are further from Philadelphia, New York City and the Coast &#8211; are the best places to find more affordable New Jersey homes for sale.</p>

New Jersey is reputed to be among the states in the US with the best system in its public education. Of all the high school graduates of the state, 54 percent continue on to get a higher education, whether it be at a college or a university. New Jersey, along with Massachusetts, is the second in the nation that holds this high rate of graduates who move on to get tertiary education. The state also placed first in the nation among the ranks of those whose public school students got high average scores in the advanced placement testing.</p>
<p>Another important asset of New Jersey when it comes to what it could offer to those who want to buy New Jersey real estate is its economy. The median rate of the household income in the state at $55,146 is highest in the United States. In 2004, New Jersey&#8217;s total gross product was estimated at $416 billion while the personal income based on per capita was at $41,636, which placed the state as 4th in the nation. The state&#8217;s personal income per capita is 126 percent of the average in the nation, which is $33,041. There are nine counties in New Jersey that are included in the country&#8217;s 100 wealthiest. These figures alone are enough to make anyone invest into or buy New Jersey real estate.</p>
<p>Another alluring factor to New Jersey is its wide array of entertainment and recreation. It has a wealth of beaches, rivers, bays, lakes as well as parks that are located on the state&#8217;s shores. There are also many theme parks in the state that could offer mountains of fun to families, especially those with kids. For those who want a taste of the state&#8217;s history and culture, there are also a number of historic sites and museums to go to. There are even camping sites and hiking trails for nature and outdoor lovers, who are more attuned to these kinds of activities. All these great offerings are more than enough to make any investor go into New Jersey real estate.</p>
